I look after a co-owned home in Aspen for the families who share it. Most of my work happens between stays. One family leaves, I reset the house, and the next family walks into the home they remember.

What changes when a home has several owners

A co-owned house changes hands many times a year, and each handover is a chance for something to slip: a broken lamp nobody reports, a pantry left empty, a swap two owners remember differently.

Repairs need agreement as well as money. A new water heater may need a vote, and each owner wants the same quote and the same photos before voting. The group might be a formal LLC, friends with a written agreement, or a home bought through a co-ownership company. The house needs the same care in every case. What changes is who signs off and how the bill is split, so I work to the agreement the owners already have.

What I handle

Owner scheduling
One calendar for the year with regular weeks, the holiday rotation and every swap, recorded in writing and sent to all owners.
Maintenance and trades
Booking and meeting local plumbers, electricians, HVAC techs, housekeepers and handymen. Quotes for bigger jobs, and I see the work through.
Seasonal care
Snow removal and freeze checks while the house sits empty in winter. Gutters, exterior and irrigation in spring and fall, plus whatever the altitude has done to the house.
Owner decisions
Anything that needs approval goes to every owner as the same summary, with photos, quotes and my recommendation. I collect the answers so the repair doesn't stall.
Owner reports
Each job and bill with what it was for, split the way the agreement says, with open decisions listed separately so nothing is approved by silence. If the group keeps a reserve or meets once a year, I prepare the numbers for the meeting.

Between one family and the next

  1. Departure walkthrough I go through the house after each family leaves and photograph anything damaged, missing or worn, so a problem is tied to the right stay.
  2. Clean and reset Housekeeping, linens and restocking to the list the owners agreed on. Owner closets stay locked and shared rooms go back to neutral.
  3. Fix or flag Small repairs happen before the next arrival. Anything bigger goes to the owners with photos and a quote.
  4. Ready for arrival Heat on, walks and driveway clear, and a short note to the arriving family about anything new since their last stay.

What I don't do

I don't rent out owners' weeks or take guest bookings. Renting a property on someone else's behalf in Colorado is licensed brokerage work. If your group rents some weeks, I can work alongside whoever handles the bookings.
